Private Notes

One of the investment options provided to our clients is private notes secured by First Trust Deeds.  We have provided this investment opportunity since 1989.

Common reasons for borrowers to use these funds vary from a short-term Real Estate transaction such as a “bridge loan” to the purchase of a property for a few years.

  The most important characteristics are as follows:
  • Term – Up to 60 months
  • Note rates range from 9% to 12%
  • Collateral secured by a Note and Deed of Trust
  • Loan-to-value varies specific to each transaction
  • Payments are arranged to the terms of each transaction
  • Prepay penalty – varies
  • Documents -           
    Full set of Note and Deed
    Assignment of rents (if applicable)
    Title insurance on the subject properties
    Escrow records all documents; disperses all funds
